Building Survey - Level 3 Survey

The building survey is the most comprehensive report of its kind and covers everything that we can access at the time of the survey. The report also contains title documents, environmental issues, geology issues, radon, EPC etc. The report provides an in-depth analysis of the property condition and includes advice on defects, repairs, and maintenance options.

Home Buyer Survey – Level 2 Survey

The Home Buyer report is suitable for buildings of standard or traditional construction built after 1930. It is designed to provide the purchaser with a clear and concise overview of a property, concentrating on significant issues that may typically affect the value. The report will allow the purchaser to make an informed decision whether to proceed or not.

Home Condition Survey - Level 2 Survey

We provide a very in-depth reports detailing the survey that has been undertaken, the methods used, all of the defects and deterioration located (along with the implications), followed by our recommendations to rectify the issues. This survey is designed to reflect the condition of a traditional property that is post 1930’s, of standard construction, of average size and not of a complicated construction.

 

Buy to Let

The Buy to Let is mainly for investors purchasing to rent out and act as the landlord. It includes as much detail as possible so you can decide as to
whether the property is right for you, if it can be let in its present condition or what is required to bring it up to the legal requirement for rental properties.

New-build Snagging Report

A snagging survey is a useful survey report to identify any problems with your
new build home and helps you rectify any issues found. A snagging survey can identify areas of unsatisfactory workmanship and faults, which, may be small and cosmetic, or significant and structural.

Defects Survey

A building defect survey is an assessment of a building’s particular structural problems. The survey inspects a specific issue with the building’s structure. For residential properties, these issues are commonly a specific defect that another surveyor has uncovered during a Homebuyer or Building Survey. The surveyor then recommends further structural inspection to investigate and rectify the issue more comprehensively. Owners, tenants, and potential purchasers of commercial properties can also require structural investigations. These are commonly known as specific structural inspections.

Thermal Imaging Building Surveys

The use of thermography surveys in buildings is used for checking the insulation of the building and possible heat loss, making sure your home or workplace remains as energy efficient as possible.

Building Regulations Approved Inspector

BRAI for 6 years

 An approved inspector can be either an individual or organisation, and must be registered with the Construction Industry Council (CIC), who approve which inspectors can work in the UK. Approval has to be renewed every 2 years and is achieved by a three-hour open book exam, and the inspectors are also required to have proper insurance in place to keep both you and your home safe from malpractice. In order to grant approval for your project, your inspector will:

  • Give advice on what is required under the Building Regulations when undertaking building work.
  • Assess the information submitted by architect and other home specialists involved.
  • Inspection of works at every build stage on a regular basis to ensure they meet Building Regulation Standards.
  • Issue a final certificate.

In this case, the term ‘final certificate’ is evidence that your works comply with building regulations, as far as it is practical to determine.
